Water: The property has an abundance of live water. The three lakes in the middle of the property are fed by Soldier Creek, which runs the entire length of the valley. The creek enters the southeastern side of the property and flows in the lakes, where it picks up more natural spring water, then winds westerly through the valley. In 2019, the lakes where dredged to an approximate 18 feet depth to improve the environment for fish. A water well, reported to be 108 feet deep supplies water to the cabins.

Terrain: Upon entrance to the property the view across the valley toward the ponds is breathtaking. With timbered hills on each side the meadow is secluded and private. The property has an exquisite mixture of topography, which makes for a stunning setting as well as prime wildlife habitat. The meadows are flanked with ponderosa pine, quaking aspen, spruce, and juniper. Many sites near the lakes, which were once farmed, would make excellent locations for food plots. Access & Location: The property is accessed from Highway 85, with the first portion of the road being Old Highway 85, which is pavement. Then the road becomes a private gravel road through the property, which winds around the base of the hill to the buildings. The eastern side of the property has visibility from Highway 85 for signage for possible commercial ventures.
