The land is irrigated by ditch and the irrigation district identifies 119.8 acres of allocated water, which includes 85.7 acres of fields with Class Three Soil and 34.1 acres of Class Four Soil.
Current Operation: The fields have been used for hay, wheat and millet in the past few years.
Terrain: The land is primarily gently sloping fields and some rolling pasturelands. The elevation in the range of 2,850 feet above sea level. Several potential home sites are located close to maintained gravel roads, power, rural water district and offer southern views of noted landmarks like Bear Butte and the Black Hills.
Water and Utilities: The irrigation water is delivered by the Belle Fourche Irrigation District. A livestock reservoir is located near the middle of the property. The Butte-Meade Rural Water District and power lines run along the county road. Availability of water taps should be investigated with the Water District. An electrical hook-up for an RV is located on the northeast corner of the property.
Wildlife and Recreation: The farm is seven miles from the east side of the Belle Fourche Reservoir and Orman Dam. The Rocky Point Recreation Area, which is on the west side of the Reservoir, is thirteen miles. The Recreation Area includes picnic sites, camping, boating, hiking, swimming and fishing for walleye, perch, bass, tigermuskie and catfish. Access to hundreds of thousands of acres of public land in the nearby Black Hills National Forest which can be accessed near Spearfish, which is about a 30 to 45 minute drive southwest of the property.
Access & Location: The property is about eight & one-half miles northwest of Nisland, SD or eleven miles northwest of Newell on gravel roads. Both sides of the land can be accessed via gravel roads with Beet Road on the west and Mail Road on the east. It's six miles north of paved Highway 212 via Beet Road. Area livestock auction markets are located at Belle Fourche and St. Onge.
