Terrain: The diversity of the landscape includes a scenic mixture of rugged canyonlands, high mesas with amazing views and wooded hills with ponderosa pine and cedar. The high table lands have open grassland meadows edged with trees. Colorful rock outcroppings line the hills and small rimrocks extend into the canyon areas. The elevation is in the range of 4,400 feet in the south side of the ranch to 4,900 feet in the elevated plateaus on the northern portion. ATV trails run throughout the property providing access from the lower elevations to the upper table lands.
Water: A large reservoir on the north side of the ranch and the springs along Alum Creek provide water for wildlife and livestock.
Buildings: On the northern part of the property there is a wood frame barn and older set of corrals in need of repair.
Utilities: No utilities are currently installed for service to the property. Electric lines run through the property.
Cell Tower Lease: There is a cellphone tower lease on the ranch, which provides a monthly income. A copy of the lease will be made available to buyer's during their due diligence period.
Wildlife & Recreation: The ranch joins public lands at several locations including both State Land and BLM. Wild Turkey, and Mule Deer are frequently seen on the ranch and adjacent public lands. Other area wildlife include mountain lion, bobcat, coyote, red fox, hawks and eagles. Elk and Whitetail deer typically prefer areas to the north that are a little more remote. Recreational opportunities abound in northeastern Wyoming and the Black Hills region. Most of the major attractions in the Black Hills are within a two-hour drive of the property.
Access and Location: The property is situated just north of Newcastle city limits. A portion of the deeded land joins the end of McArthur Street from there a private access easement goes into the southeast side of the ranch. It's 1.5 miles from the south side of the property to downtown Newcastle. Approximate mileage to other area towns include: Gillette, WY - 78 miles, Spearfish, SD - 79 miles, Deadwood, SD - 60 miles, and Rapid City, SD - 80 miles.
