Water: A new pond has recently been constructed in the meadow. A seasonal creek runs into the pond and through the valley. It also has another reservoir that catches run-off water.

Utilities: Electric lines run through the property and telephone runs along the county road. No utilities are currently installed for service to the property.

Terrain: Rolling meadows flank the creek bottom. There are approximately 47 acres of tillable land, which were planted to oats and harvested for hay in 2021. Previously the fields were in grass/alfalfa hay. The land has several excellent building sites with panoramic views across the country side toward Sweetwater Mountain, Mount Pisgah and the surrounding Black Hills. In the south end of the property near the pond there is a grove of aspen trees, a hillside with pine and some limestone rimrock outcroppings. The property is fenced, with most of the fencing being just a few years old. The elevation is in the range of 5,900 feet above sea level.
