Utilities: An electrical line runs through the property next to the county road on the southwestern side. A power line also runs near the east border. The telephone line runs along the county road on the south side. There currently isn't any cellphone service in this area. No utilities are currently connected for service to the property.

Terrain: The acreage is situated on a woodland plateau between Mount Pisgah and Beaver Creek Canyon. The diverse landscape includes rolling open meadows with scattered pines on the south, which lead north to timbered knolls and a steep red-dirt hill with caprock. On the northern edge the topography descends into a secluded canyon area with aspen trees. Several nice buildings sites offer sunny southern exposure and awesome views across the Black Hills. The elevation is in the range of 5,240 feet above sea level.

Wildlife: The surrounding area is prime habitat for a variety of wildlife including deer, elk, turkey, mountain lion, bobcat, coyote, fox, eagles and hawks.

Recreation: The property is situated in the middle of year-round Black Hills recreation. Mallo Camp, trout fishing in Beaver Creek and access to hundreds of thousands of acres of Black Hills National Forest are all within a 15-minute drive to the north. Groomed snowmobile trails and cross-country ski trails begin at Mallo Camp and traverse throughout the Black Hills. A 15-minute drive south is LAK Lake where fishing and boating are available. This is an excellent location from which to experience the beauty and recreational amenities of the Black Hills.

Location & Access: The property is approximately 16 miles northeast of Newcastle. To access the property from Newcastle head east on Highway 16 for 1.9 miles then north on Salt Creek Road for 1.6 miles, then right on the Beaver Creek Cut-Across Road which runs into Beaver Creek Road, travel another 12.3 miles to the south side of the property. To access the property from Four Corners, turn east from Highway 85 onto Mallo Road for 2.2 miles, then south on Beaver Creek Road for 5.7 miles to the north side of the property. Beaver Creek Road, which is a county-maintained gravel road runs the full length of the west side of the property.
