CSC Ranch
Sundance, Wyoming
78 acres - $945,000

Property: The property consists of 78 acres, which has been surveyed. It includes two parcels within Sundance Canyon Ranch which provides opportunity to split the land into two parcels after purchase. Tract 80A has direct access from Douglas Road and Tract 80B could have a separate entrance directly from Broad Axe Road.

The land is cross-fenced into six pastures. The southwest pasture has a parcel of adjacent private lease fenced in. In total, there are about 400 acres of private grazing leases near the ranch that may be available for the new owner to lease, but which are not a part of the sale and are not guaranteed.

Terrain: The topography is a blend of grassy meadows, rolling hills, native pasturelands, and hay fields. The fields consist of about 28 acres that are in grass-alfalfa hay. Interesting rock outcroppings line the hills where petrified wood has been found. Around the home, a shelterbelt of cedar, willow, and spruce is established and has a drip irrigation system. The site has southern exposure and long-range views in every direction. The land sits at an elevation in the range of 4,700 feet.

Home: The well-kept ranch-style home was built in 1995 and remodeled in 2012. The open design includes 1,456 square feet of living space with 3 bedrooms and 2 full baths. The main living areas have a flowing concept connecting the kitchen, dining and living room, creating an inviting atmosphere for entertaining guests. The kitchen has a snack bar, built-in pantry, generous cabinetry, and ample counter space. The dining area has a cozy pellet stove and glass patio doors leading to the back deck and private yard. The living room has a southern view of the surrounding hills. The two-car attached garage is heated and has extra space for freezers and recreational gear. Outdoor living is enhanced with both a north-facing deck and a south-facing covered porch—perfect spots to relax and enjoy the panoramic scenery throughout the seasons.
