Terrain: The property has a wide range of topography from steep wooded hills to rolling meadows, secluded draws and red dirt knolls with caprocks. Several private ravines run through the property and lead into the hills with pine and cedar forest. There are a variety of different building sites to choose from which offer privacy, southern exposure and wonderful views across the Beaver Creek Valley and surrounding Black Hills. Much of the acreage is readily accessible by ATV, with a good ATV trail running from the east side then following near the south boundary and into a far draw on the northwestern side. The elevation ranges from 5,120 to 5,350 feet above sea level.  

Utilities: An electrical line runs next to the county road near the southeastern side of the property.  The telephone line also runs along the county road. There currently isn't any cellphone service in this area. No utilities are currently connected for service to the property. The power company is Powder River Energy and the phone company is Range Telephone. 

Covenants: The property does not have covenants. 

Wildlife: The surrounding area is prime habitat for a variety of wildlife including deer, elk, turkey, mountain lion, bobcat, coyote, fox, eagles and hawks. 

Recreation: Year-round recreation is abundant in the Black Hills. Mallo Camp, trout fishing in Beaver Creek and access to hundreds of thousands of acres of Black Hills National Forest are all within a 15-minute drive to the north. Groomed snowmobile trails and cross-country ski trails begin at Mallo Camp and traverse throughout the Black Hills. A 15-minute drive south is LAK Lake where fishing and boating are available. Many other well-known destinations are within a one to two-hour drive from the property. Come experience the beauty and recreational amenities of the Black Hills. 

Location & Access: The property is approximately 15 miles northeast of Newcastle. To access the property from Newcastle travel east on Highway 16 for 1.9 miles then north on Salt Creek Road for 1.6 miles, stay to the right on the Beaver Creek Cut-Across Road which runs into Beaver Creek Road continuing another 11.6 miles to the southeast corner of the property. To access the property from Four Corners, turn east from Highway 85 onto Mallo Road go 2.2 miles, then south on Beaver Creek Road for 6.7 miles to the property. Beaver Creek Road is a county-maintained gravel road.
