Property and Current Operation:  The property consists of 239.37 acres in a reputation area for crop production. Irrigation water from the Belle Fourche Irrigation District is available for 200.5 acres. The irrigation district categorizes the farm with 103.1 acres as Class 3 Soils and 97.4 acres as Class 4. Typically the fields produce three cuttings of hay. The current irrigation water bill is $5,432.54 annually.

The east pivot is a newly installed electric 7-tower low pressure T-L Pivot that runs ½ circle. It was put in operation in 2022 and has FieldWise Pivot Monitor app capability. It irrigates approximately 89 acres and has recently been planted to triticale then millet. Electricity is from Butte Electric Coop. 

The west pivot is an 8-tower low pressure T-L Pivot that covers a 3/4 circle. It is powered by a Deutz diesel engine and a 500-gallon diesel tank is included. This pivot irrigates about 119 acres plus the area covered by the outer edge spray. A new seeding of alfalfa was planted in 2022 on approximately 140 acres. 

The land is primarily level to rolling fields. The elevation in the range of 2,870 feet above sea level. Views of noted landmarks like Bear Butte and the Black Hills are on the southern horizon. 

Utilities:  Electricity from Butte Electric Coop supplies power for the newer center pivot. 

Area Recreation: The property is 12.5 miles from the Belle Fourche Reservoir - Rocky Point Recreation Area. The Recreation Area includes picnic sites, camping, boating, hiking, swimming and fishing for walleye, catfish and white bass. Access to hundreds of thousands of acres of public land in the nearby Black Hills National Forest which can be accessed near Spearfish or Sturgis, which is about a 30 to 45 minute-drive south of the property. Year round recreational abounds in the Black Hills area.

Access & Location: The property is located about 7 miles northwest of Nisland, SD at the junction of Beet Road and Reid Road. The east side of the property borders Beet Road and the north side is adjacent to Reid Road. To access the property from Nisland travel west on Highway 212 for 2.5 miles, turn north on Beet Road and continue 4.2 miles to the property.
