Terrain:  The ranch has a picturesque landscape offering beautiful views and privacy. A draw passes full length near the middle of the property and is flanked rolling pastures with sage, which lead to higher hills with pine and cedar trees. Interesting rock outcroppings are scatted along the hillsides. Hulett Creek runs through the valley with bur oak, ash and cottonwood trees near the drainage. The property presents plenty of great sites for a home or cabin with views across the countryside and southern exposure.  Numerous trails throughout the land make it easily accessible with ATV. The elevation is in the range of 4,100 to 4,380 feet above sea level. The northeastern portion of the property is adjacent to about 200 acres of public land including BLM, which then joins State Land.

Utilities: No utilities are currently installed for service to the property. A Powder River Energy powerline is about 1.5 miles east of the property. A Range Telephone line is through the pasture on the southern side of the property. Cellphone service is limited in this area. 

Water:  A water well permitted at 330 feet deep is located on the southern end of the property. The well is pumped with a generator and needs a pump installed. Hulett Creek, which is seasonal, winds through the property for over one mile with a stock reservoir near the creek. 

Recreation: This location is perfectly suited to experience the beauty and recreational amenities of the Black Hills. The ranch is a 30-minute drive from Black Hills National Forest lands in the Bear Lodge Mountains, where access to hundreds of thousands of acres of public land can be enjoyed. Other nearby recreational destinations in Crook County include the Devils Tower Golf Club at Hulett, Devils Tower National Monument, and Keyhole State Park. 

Wildlife: The ranch has great wildlife habitat, with both Mule Deer and Whitetail Deer, along with Merriam Turkey frequenting the area. Other wildlife includes mountain lion, bobcat, coyote, fox, eagles and hawks. Evidence of beaver is found along the creek area. 

 Access & Location:  The property has direct access from New Haven Road, which is a county-maintained gravel and shale road. New Haven Road goes through the southeastern portion of the property and it's approximately 17 miles to Highway 112 near Hulett or 34 miles to Highway 51 near Moorcroft.
