Terrain: The land has a good combination of topography providing privacy, scenery and views. The northerly portion of the acreage includes a pine and cedar covered ridge that leads to open prairies on the south and east which include grassy pastures with sage. Many wooded locations provide sites where a home or cabin could be placed with views across a wide expanse of the countryside and toward the Black Hills. The elevation is in the range of 4,100 feet.

Water and Utilities: An electric water well is located near the middle of the property. The well is reported to be 560 feet deep and hasn't been used in a number of years. The power company is Powder River Energy.

Recreation & Wildlife: Cross country it's about three miles east to the Wyoming-South Dakota Stateline. Entry into hundreds of thousands of acres of public land in the Black Hills National Forest can be accessed within a 20 to 30-minute drive of the property. Wildlife in the area includes Mule deer, antelope, turkey, mountain lion, bobcat, coyote and fox. This is an excellent site from which to enjoy all of the year-round recreation offered in the Black Hills.

Access & Location: The land is south of Newcastle approximately 12 miles via Old Highway 85, which is a county-maintained gravel road, then a private access easement. From Old Highway 85 the property is accessed by traveling on the private access easement for about 4/10th of a mile. The easement crosses the railroad tracks and enters the northwestern side of the property. Once past the railroad crossing, the easement road is an unimproved trail. The easement is shared with other neighboring properties and there isn't a maintenance agreement.
