Irrigation water from the Belle Fourche Irrigation District is available for 27.2 acres. The irrigation canal runs through the southeastern side of the property where water can be pumped for utilization on the fields. The farm ground includes 69 acres of Class Three Soils and 111 acres of Class Four Soils. The fields have not been harvested for a number of years and would need to be worked up and brought back into production.
Improvements: There aren't any buildings on the property.
Terrain: The land is primarily level to rolling meadows. The elevation in the range of 2,880 feet above sea level.
Water: A small livestock reservoir is located in the south side of the property next to Orman Road. A residential water tap can be purchased from the Butte-Meade Water District, the water line currently runs along Orman Road.
Utilities: Electricity is on adjacent properties.
Wildlife and Recreation: Access to hundreds of thousands of acres of public land in the nearby Black Hills National Forest which can be accessed near Spearfish or Sturgis, which is about a 30 to 45-minute drive from the property. The Belle Fourche Reservoir & Rocky Point Recreation Area is 23 miles southwest. The Newell Golf Course is just across the road.
Access & Location: The property is easily accessed from Newell by traveling one mile west of Newell on Orman Road, which will bring you to the south side of the property. Orman Road is paved and adjoins the southern boundary of the property for one-half mile. Dillinger Road runs along the west side of the land and Experimental Farm Road is along the east side.
Nearby area cattle auction markets are located at Belle Fourche and St. Onge. The Newell Sheep Yards are located on the south side of Newell.
