Property & Current Operation: The property consists of 287 acres, which includes 51 acres of Class Four Soil that is currently in the Belle Fourche Irrigation District and qualifies to receive irrigation water. The property is currently leased for livestock grazing and has been used as pasture for a number of years and the fields have not been harvested. Fields would need to be worked up and brought back into production. The property is fenced into one pasture.

Buildings: A 30' x 52' open front livestock shed is located on the west side of the property.

Terrain: The land is primarily rolling pasturelands offering long range views. The elevation in the range of 2,850 feet above sea level.

Water: A water tap from the Butte-Meade Rural Water District is available with service lines running along the highway. There is a livestock reservoir and the Dry Creek drainage, which is seasonal, runs through the property. The ditch irrigation water is from the Belle Fourche Irrigation District with the current annual fee being $1,158.

Wildlife and Recreation: Access to hundreds of thousands of acres of public land in the nearby Black Hills National Forest which can be accessed near Spearfish or Sturgis, which is about a 30 to 45-minute drive from the property. The Belle Fourche Reservoir & Rocky Point Recreation Area is 23 miles southwest.
