Property & Current Operation: The property consists of 785 acres, which has been surveyed. There are some older dryland hay fields scattered throughout the property which haven't been farmed in a number of years, but which could make good food plots. The land is currently leased for summer livestock grazing with the current lease to expire at the end of the grazing season.

Water: In 2018, a solar-powered water well with a depth of 420 feet was drilled. The well pumps water into a storage tank, which then gravity flows through an above-ground pipeline to two water tanks. Additionally, a spring development is also present.

Utilities: No utilities are currently installed for service to the property. Electricity is on neighboring lands.

Terrain: The property is in the wide swept valley between the Bear Lodge Mountains and an expanse of the Black Hills with the Gypsum Buttes on the north and the rolling grasslands of Black Flats on the south. At an elevation in the range of 4,800 to 5,000 feet, the terrain includes a mixture of big grassy hills, gypsum rock rimmed buttes, rough draws, red dirt knolls, and some old dryland hay fields. The property has long range views of the surrounding country side and the Black Hills.

Wildlife & Recreation: Pronghorn antelope are the main big game species on the property. Other big game in northeastern Wyoming and the Black Hills include deer and elk. The property is located in an area full of year-round recreational activities. Access to hundreds of thousands of acres of public lands in the nearby Black Hills National Forest can be accessed north of Sundance in the Bear Lodge Mountains. Other access points into National Forest lands are near Four Corners, WY or Spearfish, SD.

Access & Location: The ranch has a good central location south of Sundance near the western edge of the Black Hills, within a 30 to 90-minute drive to several area towns. The property is situated between Highway 585 and Highway 116 and it's a 10-minute drive to Sundance. From the south entrance it's 1/2 mile on Black Flats Road, which is a County Road with no maintenance, to Banks County Road, which is a maintained gravel road. Once on Banks Road it's approximately 2 miles to either Highway 585 or Highway 116. A private gravel road runs through the middle of the property making it easily accessible.
