Property & Current Operation: The property includes approximately 200 acres. Some older dryland hay meadows consisting of about 20 acres, which haven't been farmed in a number of years, would make a good location for food plots. The land is currently leased for livestock grazing with the current lease to expire at the end of the year.

Terrain: The terrain includes a nice variety of scenery and views, from the creek bottoms that run through the valley to rolling meadows and hills lined with pine and cedar trees. There are many wooded alcoves where a home or cabin could be tucked in the forest and enjoy views overlooking the valley and surrounding hills. A good trail system has been established throughout the property. The elevation is in the range of 4,780 to 4,980 feet.

Water: The West Fork of Skull Creek, which is intermittent, flows through the northeastern part of the property. A reservoir is located along the creek and there is another reservoir that catches run-off water.

Building: A newer Morton building with living quarters area is located on the northwestern side of the property near Dry Creek Road. The building is 42' x 64' with approximately 2/3 planned for an apartment with loft and 1/3 for shop. It is fully insulated, has a concrete floor and two overhead doors into the shop portion.

Utilities: Electrical service is installed to the shop, the power company is Powder River Energy. Electrical lines also run through the south end of the property. A cistern for water and a septic system are installed at the shop, but not yet connected for functional use.

Covenants: The property does not have covenants.

Recreation & Wildlife: Wildlife in the area includes Mule deer, Whitetail deer, turkey, an occasional elk, mountain lion, bobcat, coyote and fox. This is an excellent site from which to enjoy all of the year-round recreation offered in the Black Hills. Entry into thousands & thousands of acres of public land in the Black Hills National Forest can be accessed near Sundance in the Bear Lodge Mountains.

Access & Location: There are many routes into the property, it's located near the Junction of Dry Creek Road and Green Mountain Road. The quickest route to a paved highway is via Dry Creek Road, which is a gravel county-maintained road along the north side of the property, traveling 6.5 miles northwest to Highway 116.
