Terrain: The remarkable mixture of topography provides for a very scenic setting with great wildlife habitat and cover. High plateaus with timber descend into wide grassy meadows and hidden draws. Some old hay ground near the reservoir makes the perfect place for food plots. The hills are lined with pine, cedar and bur oak trees, and cottonwood trees are found around the pond. Native chokecherries, plum thickets and buffalo berries provide good browse for wildlife. Interesting rock outcroppings rim several ridges including the canyon area on the southern edge of the property. Panoramic long-range views of the surrounding Black Hills and Bear Lodge Mountains can be enjoyed throughout the property. Hunting blinds with towers are strategically placed in three separate locations. The elevation is in the range of 4,100 feet. 

Cabin & Shop:  The newer log cabin and shop are situated near the middle of the property on a sunny plateau with inspiring views across the country. Built in 2019 on piers, the 16' x 20' one-room cabin also has a loft sleeping area and the wood stove keeps it cozy. A covered deck runs full length of the northwest side. 

The 24' x 48' shop is just down the hill from the cabin. The shop has a cement floor and overhead doors on each end for easy center drive through with equipment and ATVs. Built-in shelves on two sides provide plenty of room for all of your hunting and recreational gear. 10' lean-to on two sides of the shop for extra covered storage. 

Water:   A water well drilled in 2021 and permitted at 220 feet is located near the buildings. Power has been run to the well and it has a frost-free hydrant near the wellhead. The well is not plumbed to the cabin or shop. Just north of the cabin there is a seasonal livestock reservoir in the valley. An intermittent drainage winds through one of the draws providing water for wildlife. 

Utilities: Electricity is installed, the provider is Powder River Energy. The power line has been run to the cabin, shop and water well. Cellphone service is available in several spots throughout the acreage. 

Covenants: The property does not have any covenants.

Additional Equipment and Personal Property: There is a tractor with loader, ATVs, riding mower, and other equipment currently on the property that may be purchased for a separate price.

Access and Location:

From Hulett there are two routes into the property. The shorter distance is 12 miles on mostly gravel roads. The other route is about 17.2 miles via paved Highway 112, then Strawberry Hill Road #220 and Goldie Divide Road #32. A private 40' access easement road leads from Goldie Divide Road for about 8/10th of a mile to the west side of the property. This access road is shared with neighboring properties.
