Historically the ranch has been operated as a cow/calf operation and is currently leased for summer grazing. Over 600 acres of tillable land is dispersed across the ranch. Many fields are dedicated to hay production and small grains, which typically are also harvested for hay. Some fields are utilized as improved pasture.
The US Forest Service Grazing Permit is located adjacent to the ranch on the southeastern side. Some of the USFS permit lands are fenced in conjunction with the deeded pastures.
The property is a potential candidate for a future conservation easement, given its setting, habitat quality, and surrounding land use.
Parcel Offering:
The north side of the ranch, known as the Whitetail Canyon Unit, is offered as a stand-alone parcel consisting of approximately 1,137 acres and priced at $4,600,000. This parcel has several prime building sites near the county road, with power available and views of Devils Tower. From the upper tablelands, the property transitions into rugged canyons, which open into hidden meadows, offering abundant wildlife habitat and private recreation opportunities.
Terrain:
The topography has exceptional variety, ranging from open parks, rolling hay fields, and meadows on the high table lands to timbered hills and ravines covered in ponderosa pine and bur oak. Many species of native bushes are found through the property, providing quality game habitat. Several private canyons, edged with red rimrock formations, bisect the land. Elevations range from approximately 4,100 to 4,600 feet, creating ecological diversity. The higher elevations are in more mountainous areas toward the National Forest. This stunning panorama has 360-degree views of the surrounding Black Hills, with multiple locations providing views of Devils Tower and the Missouri Buttes. According to the Western Region Climate Center, the 40-year average annual precipitation in the Devils Tower Area is in the range of 17 inches.
Water:
The property is well watered with numerous water sources distributed throughout, including wells, springs, seeps, and reservoirs. Three electric wells in the upper portions of the ranch, and one generator-powered well on the north side, feed several water tanks.
The headquarters is supplied from an electric well drilled in 2006 to a depth of 1,140 feet and permitted at 18 gallons per minute. Water is pumped to a cistern and then gravity-fed to the lodge, multiple water tanks, hydrants, and corrals. Numerous hydrants are located around the building area for convenience.
One of the larger springs has been developed and flows into a stock tank, while other springs are undeveloped, flowing naturally through the draws.
Improvements:
At the center of the ranch, the headquarters is designed to support both a cattle operation and a western hospitality or hunting enterprise. Located approximately 1.65 miles from Shaw County Road via a well-maintained private gravel ranch road, the improvements consist of a mix of residential, guest, and support facilities that serve both ranch use and recreation.

Wildlife:
The wildlife habitat is unmatched with plentiful browse, a strong feed base, outstanding areas for food plots, cover, and access to water. Many species of wildlife frequent the property including Whitetail Deer, Mule Deer, Merriam Turkey, fox, coyote, mountain lion, eagles, hawks, and the occasional bear. Elk are seen on the ranch, but typically range further into the nearby Bear Lodge Mountains, with the herds increasing in recent years. Hunting blinds, tree stands and shooting houses are strategically placed around the property.

Access and Location:
The ranch is accessible year-round. From Highway 24, between Devils Tower and Hulett, turn onto Shaw Road and continue 3.5 miles to the ranch entrance. Shaw Road is a county-maintained gravel road that terminates at the property entrance, where a well-maintained private gravel road continues to the headquarters.
